Job Description
POSITION SUMMARY
 
Review and evaluate the risk and viability of potential deals, as well as prospective and existing tenants, utilizing EPR Properties’ model of underwriting market demand, state and political environment, board governance and leadership, academic assessment, developer capability (when applicable), operator capability, real estate characteristics and financial metrics.  Upon review of said deal, streamline the information into a comprehensive package to present to the investment committee for approval. Once the deal is closed, the responsibilities expand to managing and evaluating each educational facility investment and underlying tenants’ financial wherewithal.
 

PRIMARY ACCOUNTABILITIES

Work directly with the Education group to analyze and underwrite potential deals for presentation to the Investment Committee.  

Work closely with Education, Asset Management, and Strategic Planning in order to determine if the financial health of certain entities qualifies for the inclusion into the EPR portfolio

Work with the Legal team to assist in documentation and closing of approved transactions.   

ESSENTIAL FUNCTIONS

Analysis of the financial condition of the corporate parent, guarantor, and/or tenant with respect to certain transactions, including:
  • Analyzing financial statements, projections and other relevant materials to monitor corporate/parent/guarantor/tenant level performance 
  • Interacting with key internal and external stakeholders to facilitate the analysis
  • Preparing materials to facilitate the communication of key findings to asset managers, segment leaders, senior management and Finance Committee
  •  Analysis and underwriting of potential Education investments in preparation for his / her presentation to internal Investment Committee
  • Analyzing budgets, projections and other relevant materials to determine the viability of developments or acquisitions
  • Calculate the risks based on the target underwriting criteria
  • Provide pre-acquisition input and assistance in the due diligence process, including review of operating lease, development agreement and escrow agreement
  • Research beyond given information to ensure most recent information has been provided with future forecasting included
  • Strong  and clear communication between inside and outside parties during all phases of due diligence
  • Protect the company by ensuring deals are viable for a more long-term hold past the age of existing deal
  • Abstract, Manage, and Administer educational leases and ensure compliance to lease terms
  • Manage coordination of post-acquisition activities and integration of new assets into the portfolio
  • Collect all required information on each education facility investment in accordance with both legal documents and the requirements of the asset management function within the group.

POSITION REQUIREMENTS

 
Education
  • Bachelor’s Degree in Business, Finance, Accounting or related field; emphasis or experience in Real Estate is a plus (desired but not required)
  • Professional certification such as CPA or CFA strongly preferred
 
Professional
  • Experience in one or all of the following: company and / or industry level investment analysis and underwriting (Debt or equity), financial modeling, M&A due diligence, commercial real estate acquisition or financing (underwriting and legal documentation).
  • Demonstrated ability and experience in financial analysis in a variety of scenarios
  • Key skills include financial modeling and analysis, financial statement analysis and assessment of credit risk, and the ability to research and understand various business operations and macro level trends
  • 4-6 years of experience
  • Significant knowledge of principals, methods, practices, and techniques involved in real estate development, leasing and asset management
  • Demonstrated success in dealing with customers and couterparties
 
Additional Requirements
  • Valid driver’s license and the ability to travel.
  • Ability to effectively use Microsoft Office Products for analysis, documentation and presentation
  • Ability to use internet based research tools
  • Ability to communicate via phone, email, written report and in person
